Ayazağa Insurance: DASK, Home and Car Cover for New Residents
For new owners and tenants in the residential compounds of Ayazağa and Huzur: what to arrange first — DASK, home contents cover and car insurance — explained step by step.
Ayazağa and neighbouring Huzur have grown quickly with new residential projects and gated compounds (called “site” in Turkish). Many people living here have just bought their first flat or signed a lease in a brand-new building, and a good number of them have recently relocated to Istanbul for work in Maslak. Between key handover, the title deed, utility contracts and the move itself, insurance tends to come last. This page sets out a sensible order for residents.
First steps in a new compound
Getting the order right saves time:
- DASK: the compulsory earthquake insurance required for registered homes under Law No. 6305. You will be asked for the policy at the land registry and when opening electricity and water accounts, so on a newly completed project the address must be entered accurately. - Home insurance: DASK covers the building under set conditions. It does not pay for your furniture, a burst pipe, theft or damage you cause to a neighbour. Those need a separate home insurance policy.
- Your car: if you leave the compound car park every day, your traffic insurance must never lapse. After a move, remember to update your address on the policy. We can also plan your traffic insurance renewal.
The compound’s policy is not your flat’s policy
In many compounds the management insures the common areas and the building. That policy is designed around the pool, gardens, lifts and shared spaces. The sofa, appliances, electronics and any fit-out work inside your own flat are usually outside it. Assuming “the compound is insured” without reading the management’s policy is the most common reason people get an unpleasant surprise after a claim.
If you rent
The building and its DASK are the owner’s responsibility. As a tenant, what you need to protect is your own belongings and your liability towards neighbouring flats. If a leak from your kitchen damages the flat below, for example, the relevant section of a home policy can respond. This matters for expats who arrive with furniture shipped from abroad and would struggle to replace it quickly.
If you own and let the flat
If you rent the flat out, keep the DASK and a home policy with building cover in your own name. Suggesting that your tenant insures their own contents protects both sides.
The first months in a new flat
In a newly handed-over flat, life is still being assembled for months: wardrobes are fitted, appliances connected, lights and curtains hung. One of the most frequent problems in this period is a leak from a poorly connected fitting, and its effects rarely stay inside your own walls. Starting your home policy before the move covers these early months too. Once you have settled in, photograph each room and your more valuable devices; it is the simplest way to show what was damaged. As you buy new furniture, the value of your contents rises, so the sum on the policy should follow.
