DASK Policy Lookup and Policy Number: Land Registry and Utility Subscriptions
DASK, Turkey’s compulsory earthquake insurance, often comes up at an unexpected moment: at the land registry office during a sale, or when opening electricity or water accounts in a new home. Under Law No. 6305, DASK is compulsory for homes with a title deed, and a valid policy is requested in these procedures. If there is no policy, it has expired or the details do not match, things can stall. For foreigners buying property or renting for the first time in Istanbul, this is often the first contact with DASK. What is the DASK policy number for?
The policy number identifies your DASK policy in the system. It makes your policy easy to find when reporting a claim, renewing, or when an authority checks it. It appears at the top of the policy document. If you cannot find the document, the agent or insurer that issued it can give you the number from their records.
How to look up a policy
- The lookup screen on DASK’s official website: validity can be checked with the policy number or the address code.
- e-Devlet (the Turkish e-government portal): with your login details you can see information on policies issued in your name.
- Your agent or insurer: they can find the policy with your ID and address details and tell you its status.
The address code is the code given to each independent unit in the National Address Database (Ulusal Adres Veri Tabanı) and is used to identify the address on the DASK policy. You can find it on a residence certificate from the civil registry office, in your address details on e-Devlet, or on some utility bills. Foreign residents registered at an address can usually obtain the same information. Having the address code with you speeds up both buying and checking a policy.
Seeing that the policy is valid is not enough; also check that the details are right. If the address, construction type or floor area does not match reality, it can cause problems both in official procedures and in a claim. Ask the issuing agent or insurer to correct any error.
At the land registry
- No policy or an expired one: it must be issued or renewed first. Check before your appointment day.
- Address code mismatch: if the policy’s address code does not match the property record, the system may not find it and the details need correcting.
- New owner after a sale: the buyer should ask their agent about the existing policy and whether a new one in their name is needed.
- Several owners: for shared ownership, whose name the policy is in matters; clarify this with your agent.
Opening electricity and water accounts
- The landlord has a policy: get the policy number or address code from them and use it in your application.
- No policy and the landlord cannot be reached: in practice tenants sometimes have a policy issued, but remember it protects the building and the owner is usually entitled to building payments. Talk to your agent first.
- New buildings: make sure the address code has been entered in the system, or issuing a policy may be delayed.
